BUILDER / INVESTOR SPECIAL... 2 LOTS NEAR DOWNTOWN NEW PORT RICHEY... Here’s the opportunity everyone asks for and almost never finds. 6515 Taylor Ct sits on two lots totaling over a third-acre at the end of a quiet street, just minutes from New Port Richey’s revitalized riverfront downtown. The existing mid-century home (original structure c.1952 with a major addition in 1989) needs a major overhaul and will likely be best suited for a full renovation pro or as a tear-down to make way for new construction. What makes this play so attractive is the location. You’re a short drive to Historic Downtown New Port Richey and the Cotee River “Main Street” district, where a walkable mix of local restaurants, rooftop and sidewalk bars, cafés and breweries keeps the area buzzing day and night while still feeling like a small coastal town. Residents and visitors flock to Sims Park on the river for its playground, splash pad, amphitheater and regular concerts, movie nights and festivals. Plus, the famous Chasco Fiesta and the Cotee River Christmas Boat Parade that light up the waterfront each year! Outdoor lovers will appreciate quick access to James E. Grey Preserve and Jay B. Starkey Wilderness Park for hiking, biking and wildlife, as well as nearby Green Key/Robert K. Rees Memorial Beach for sunset over the Gulf. Bring your architect, your builder and your vision. Opportunities to control these lots this close to a vibrant, growing downtown river district don’t come along often; especially at a price where the numbers can make sense on multiple exit strategies. Buyers to perform all due diligence; home has significant deferred maintenance and will be sold in its current condition. The neighboring 53'x140' lot to the south is for sale separately as well. With three lots to work with, imagine a small enclave of new single-family homes, or just renovate the existing home on the double lot!
