Yes — and it's more common than you might think. Many Paradise Realty FLA clients complete the entire purchase — from first consultation to closing — without ever visiting Florida. We provide live video tours, handle all on-site representation, manage inspections and the final walk-through, and coordinate remote closing. Some buyers choose to visit for the final walk-through or just after closing, but it is not required.

Remote closings in Florida are handled through secure e-signature platforms for all contract documents throughout the process. For the actual closing, we coordinate one of three options based on your location and preference: (1) a mobile notary who comes to you, (2) a mail-away closing package, or (3) remote online notarization (RON) where available. We coordinate with your title company and lender to ensure everything runs smoothly from a distance.

When buying in Florida, you need Florida-licensed representation — someone physically present at tours, inspections, walk-throughs, and negotiations. A local agent in your home state cannot provide this. Paradise Realty FLA is your on-the-ground Florida team, with the added advantage that our agents are also licensed Loan Officers — meaning we evaluate both your purchase contract and financing strategy simultaneously, which is especially valuable for remote buyers coordinating from a distance.

Yes — and because our agents are also licensed Loan Officers, we can discuss your financing options directly in the same conversation as your property search. We help you understand conventional loans, FHA, VA, USDA, jumbo, and various new construction financing options. We can also compare builder lender incentives against outside financing to ensure you're making the best financial decision.

Unlike pre-recorded videos or listing photos, our live tours let you direct exactly what you see — "go back to that corner," "look at the lot line," "show me the street noise level." We also separately video-record the entire tour for you to review and share with family. Most of our remote buyers feel completely confident making offers based on our virtual tour process.

New construction is actually ideal for remote buyers because the timeline is predictable and there are clear milestones we can manage on your behalf: model home and community tour, design center visit (which can often be done virtually with our guidance), construction phase inspections, pre-drywall inspection, final walk-through, and closing. We attend each milestone in person, document everything via video, and brief you after each step. We also register you with the builder before any sales office visit to ensure proper buyer representation.
